Buyers 'should check for double glazing'

First impressions matter and Britons may find themselves falling in love with a property, which is why it is important to schedule a second visit to focus on practicalities such as whether the home has double glazing.

Writing for the Independent, Kate Watson-Smyth said when people fall in love with a property upon their first viewing it can be more of a case of how much they will offer for it, rather than if they will buy, which means it is important to be ruled by the head and not the heart.

She recommended people have the building surveyed to give them a better view of the property beyond its cosmetic appeal.

Gavin Scott-Brooker, a chartered surveyor from Nantwich in Cheshire, said insulation is an increasingly important feature of a home as people look to lower their carbon footprint and energy bills.

"Check for double glazing and ask if the vendors have taken steps to improve insulation. If there are window locks, make sure to ask if they've got the keys," he advised.

The Energy Saving Trust says double glazing is an important feature to look out for when viewing a home as in addition to improving insulation, it can reduce condensation and keep any unwanted external noise at bay.
